What to Know When Replacing Your Windows While Selling Your Home

Most homeowners know that when you’re selling your home, making small improvements and repairs can greatly increase your home’s value and get you even more money after the sale. But when it comes to replacing windows during the home selling process, there are a few things you should know that are different than when you’re replacing windows and are planning on continuing to live in your home.

    1. Making sure that the replacement windows are energy efficient is one of the most important things to consider when replacing windows while selling your home. Of course, this might be something that you want to consider when buying windows for you to enjoy while in the home too, but it’s especially important when you’re selling your home. This is because potential home buyers want to know that the windows in their new home aren’t going to cost them money by not being energy-efficient. And if their choice comes down to your home and one down the street that they like just as much, those windows could be the deal-breaker when it comes time for them to make their decision.
    2. Vinyl windows are actually the top choice among home buyers. So you like aluminum or wood windows, and that’s what you want to use when you replace your windows before selling your home. But, it doesn’t really matter what you like in this particular instance, does it? And in fact, potential home buyers might see those wood windows as termite attractors, or they might think that aluminum windows are too industrial and ugly looking. Home buyers prefer vinyl windows and Remodeling Magazine backs that statement up. In their 2011 Cost vs. Value Report, they surveyed home buyers and found that vinyl windows will recoup 71 per cent of their own cost when it comes to selling your home.  This makes the choice of window you buy pretty obvious.
    3. Make sure that your replacement window warranty is transferable. If you’ve chosen a legitimate and reputable window replacement company, your window replacements will come with a warranty. But that warranty will be under your name. So what happens when you move and another homeowner is using those same windows? Without a warranty under their name, they might be out of luck should something happen to their windows; and savvy home buyers might ask about that warranty. Even if they don’t, when you have a transferable warranty with the windows, you can tell them and your home will start to look even more attractive to them. Transferable warranties are just that – warranties that can be transferred to someone else, and that they can use should something happen to a certain product, such as windows. When you’re replacing windows in order to help sell your home, having a transferable warranty is crucial because otherwise, those new windows are practically useless to the new home buyer.

Replacing your windows can be a big job, and there’s even more to consider when you’re replacing them to help sell your home. Keep these tips in mind when you do, and you’ll get even more dollar and profit for your home.
